1. Website use
This website provides general information about The Local Concierge, LLC. You may use it for lawful purposes and may not interfere with its operation, attempt unauthorized access, transmit malicious code or misuse its content.
2. Quotes and contracts
A website submission, telephone discussion or preliminary estimate is not a binding service agreement. Scope, pricing, schedule, exclusions and payment terms become binding only when confirmed in a written proposal, work order or contract accepted by the parties. Quotes may change when site conditions, square footage, access, project phase or requested scope differs from information provided.
3. Scheduling, access and site readiness
Scheduling is subject to crew availability, safe access, utilities, working lighting and reasonable site readiness. Clients are responsible for accurate access instructions, disclosing known hazards and coordinating other trades. Delays, remobilization, standby time or additional work caused by incomplete construction, restricted access or changed conditions may require a revised schedule or added charge.
4. Cleaning and re-clean expectations
Dust may resettle after construction cleaning, particularly when HVAC systems or other trades remain active. Work performed after our completion may create new dust, debris or damage. Return cleaning, trade-caused rework and work outside the agreed scope are additional services unless the written agreement states otherwise. Clients should inspect work within the review period stated in the applicable proposal.
5. General labor and prohibited work
General labor and site-support services are limited to the agreed non-licensed, non-hazardous tasks. Unless expressly agreed in writing, services exclude electrical, plumbing, structural, regulated remediation, hazardous-material handling, security, professional inspection and other licensed or specialized trades.
6. Coastal Property Watch
Property Watch visits are visual observations and concierge coordination services. They are not professional home inspections, security monitoring, emergency response, engineering assessments or guarantees against loss, weather, intrusion, mechanical failure, mold, pests or other damage. Emergencies should be directed to 911 or the appropriate licensed provider.
7. Payment, cancellations and changes
Deposits, due dates, cancellation terms, late charges and change-order procedures are stated in the applicable proposal or service agreement. Requested changes may affect price and schedule. Unless a written agreement says otherwise, taxes and third-party expenses may be added when applicable.
8. Intellectual property
The website’s branding, logo, design, photographs, text and other content are owned by or licensed to The Local Concierge, LLC and may not be reproduced or used commercially without written permission.
9. Disclaimer and limitation
